The process involves knowing what improvements to make to get the best return, hiring and overseeing the vendors, staging the home to present the right image and style, correctly pricing the home to attract buyers, marketing the home, negotiating the offers, and going through escrow.

To ease the seller’s burden, DeLeon Realty shifted much of the work relating to home improvement, marketing, negotiation, and escrow onto ourselves. We have a team of salaried specialists (e.g., interior designer, listing coordinator, licensed contractor, handyman, graphic designer, and marketing manager) dedicated exclusively to assisting homeowners through the home-selling process. Below are complimentary services that DeLeon Realty offers to each of our listing clients. Please click the links to learn more about each of our services.

Pre-listing preparation

Interior design consultation & staging

Our full-time and professionally accredited interior designer will visit your home, make suggestions regarding potential improvements, suggest furniture placement, and add details that can enhance the home’s value. Our interior designer will also select the best stager for your home. We will pay for the staging (including design, delivery, set-up, one-month free furniture rental, and de-stage fees) that our interior designer recommends. We will not be reimbursed at closing – this is one of our free services that can save you thousands of dollars.

Advantageous pricing from preferred vendors

Due to our high volume of listings, we are able to negotiate special pricing with many local vendors. These vendors are familiar with the type of work necessary to bring a home to market in the most cost effective way. There is no markup or other referral fee from any vendor that works with the DeLeon Team; all savings are passed on directly to you.

We work with vendors to prepare your home

We understand that your time is very valuable. If you desire, we will work directly with vendors to prepare your house, which includes scheduling start and end dates for the project, overseeing the work, and ensuring the work is appropriately performed. We have a Listing Coordinator whose full-time job is ensuring that the improvements to your home are done beautifully, within budget, and on time. Our Listing Coordinator’s service is complimentary for our listing clients.

We provide up to 8 hours of home improvement maintenance by our licensed contractor and handyman

Our salaried, licensed contractors and handymen will dedicate up to 8 hours of their time (combined) for your property. Their services include minor home improvements and pre-inspection of your property. Prior to having your home inspected, our licensed contractor will visit your home and take care of those nagging last minute items, such as replacing light bulbs, oiling squeaky hinges, checking or installing mandated smoke and carbon monoxide detectors, and strapping water heaters. Our contractors' 11-point checklist inspection will address issues before the property inspections, so simple items can be addressed before the inspector arrives.

We pay for your property inspection

Professional, high-end photography

All homes are photographed by a professional photographer that specializes in residential photography. The photographers we use are far more experienced, and therefore more expensive than other options on the market. Based on our experience, the quality of the photography has a profound impact on the quality of the professional brochures and newspaper ads that we run for each home. As with all marketing, we bear the cost of the photography.

Professional quality videos

With the popularity of social media and video distribution sites, over 90% of homebuyers include the internet in their search process. To get maximum exposure and engage potential buyers emotionally, we utilize a professional videographer, not just the more traditional virtual tours employed by other realtors, to create videos that are more realistic and more appealing than still photos. For homes with an anticipated selling price over $2 million, Ken, Michael, or a professional actor will host the video and provide voice-over narration, which allows them to point out the unique elements of each house and its location. 

Full-color, multi-page listing brochures

All clients receive full-color, professionally-designed and printed, multi- page brochures. The number of pages within the brochure will vary based on the anticipated sales price of the house:





All brochures will include multiple photos, captions, and a comprehensive Features List.

Online Marketing

In addition to all of the free online marketing utilized by most agents, DeLeon Realty also uses paid Facebook and Google ads to bring even more attention to your property.

Custom Website

All properties are highlighted with a custom website featuring a video tour, property information, photo gallery, and property disclosures. Please take a look at “ DeLeon Properties” under PROPERTIES.

Advertisements in prominent local newspapers

Although many realtors argue against newspaper ads because they are a large expense paid for by the agent, we have tremendous success with this marketing approach. We believe that our aggressive marketing investment directly contributes to our success rate and Ken DeLeon’s ranking as the #1 Realtor® in Silicon Valley.

Simply put, we run more ads for your home than any other realtor will run for a competing property. We will run at least 4 full-page ads for your home the first week that it is on the market and at least one full-page ad every week until the property sells. Additionally, homes with an anticipated selling price of over $2 million will receive at least 4 double-page ads the first week that the home is on the market.

Another advantage of our robust newspaper spending is that we get better placement in the papers. Thus, you will get better ads, running more frequently, with better placement.

Marketing to Mandarin-speaking community

In additional to the traditional marketing, we have a full-time specialist to market our listings to the Mandarin-speaking community. We are well known in the Chinese community through daily TV ads and radio shows. Your home will be exposed to the Chinese community through:

  • Daily advertisement on local Chinese radio stations
  • Specific announcement of your open house to the Chinese community via the radio
  • Specific marketing of your property in two major local Chinese newspapers

Broker Tours/Open houses

Broker Tour

DeLeon Realty is able to attract a very large number of brokers and sales agents due to our reputation of having the best Broker Tour, which always include great catered breakfasts and lunches, as well as a coffee cart. Brokers and real estate agents know not to miss our properties when out on tour.

Open Houses

In the first weekend, DeLeon Realty has extended-hour open houses, catered food, and staffed coffee/cappuccino cart. We found that the large attendance we get at the open house creates a level of excitement and often contributed to the high number of offers that come in. Subconsciously, busy open houses make potential buyers feel like the home is more desirable. This contributes directly to our strong sale statistics.

Our 39-Day Listing Approach

We are so confident our marketing approach works, we ask our clients to sign a listing agreement that is a mere 39 days in duration, starting on the day that the property comes on the Multiple Listing Service (MLS). We believe through aggressive marketing, appropriate pricing and diligent effort, we will be able to achieve the optimal result for you in this amount of time.

If for any reason the house does not sell in that time period, it should be up to the client to decide whether they want to continue working with DeLeon Realty. They should not be held hostage by a listing agreement of 3 or 6 months. DeLeon Realty has this confidence because of our home preparation, staging, and marketing approach.
